Franchise Real Estate Broker · Coldwell Banker Summit Realty
Licensed in Ontario
I am a real estate broker at Coldwell Banker Summit Realty who specializes in franchise location transactions across Canada. Before brokering franchise deals I sat on both sides of franchising — as a franchisor in restaurant and quick-service restaurant (QSR) concepts, and as a franchisee in real estate brokerage and mortgage franchises. That dual perspective means I read a lease the way the operator does, see the site the way the franchisor does, and structure the exit the way the buyer will underwrite it. Most brokers in this space have one of those views. I have all three.
Why this matters
Most brokers in this space have one view of franchising. I have lived three. As a franchisor in restaurant and quick-service restaurant concepts, I built systems, set site criteria, and sold units to operators. As a franchisee in real estate brokerage and mortgage franchises, I bought into systems, ran the units, and exited them. And as a real estate broker, I now handle the transaction side for other franchise operators across Canada. That three-sided experience shapes how I read a lease, how I scope a site, and how I value an exit.
As a franchisor
Restaurant & QSR concepts
Built franchise systems, set site criteria, sold units to operators. I know what franchisors actually approve and reject.
As a franchisee
Real estate & mortgage franchises
Bought into systems, ran them day-to-day, exited cleanly. I know the lease math operators actually run.
As a broker
Franchise transactions across Canada
Today I broker the real estate side of franchise deals — site search, lease review, resale brokerage, sale-leaseback.
I focus on the real estate side of franchise deals for the franchise operator — securing the site at the start, and brokering the exit when it is time to sell. I do not handle the franchise application, brand approval, training, or operations — those stay between you and the franchisor.
Selling a franchise business
Free valuation, confidential marketing, buyer prequalification, franchisor and lease coordination, sale-leaseback structuring.
Buying a franchise location
Site search against the franchisor's criteria, franchisor approval coordination, lease negotiation, build-out timeline support.
Commercial lease review
Line-by-line review of franchise leases — flagging clauses that cost operators money later in the term.
Multi-unit operator strategy
Portfolio site selection, cannibalization modelling, lease optimization, and exit packaging.
Sale-leaseback transactions
Free trapped capital from owned franchise property while keeping the operating business going.
Recent representative deals
Anonymized closed-deal case studies across buying, selling, leasing, and sale-leaseback.
I am licensed in Ontario at Coldwell Banker Summit Realty, where the bulk of my deal flow happens — Toronto, Mississauga, Brampton, Vaughan, Markham, Hamilton, Ottawa, and surrounding markets. For deals outside Ontario I partner with licensed franchise REALTORs in those provinces and stay on as the lead point of contact. If you have a deal anywhere in Canada, the first conversation is free either way.
15 minutes, no pressure, no contract. Just an honest read on what is realistic — whether you are selling, buying, or thinking about either.
