An automated estimate, not an appraisal. It's a model's reading of your address, the details you enter and recent nearby sales. It can't see condition, layout or upgrades.
Enter your address and a few details about your home, and Zara, Summitly's AI virtual agent, estimates its current market value by comparing it with recent nearby MLS® sales. The estimate is free: enter your address, then sign in or create a free account to see it and get the full report by email. It's an automated estimate, not an appraisal: it can't see your home's condition or upgrades, so a local agent can review it with you if you want a figure to price from.

How it works
How the instant home valuation works
Enter your address
Start typing and pick your address from the suggestions, or continue with what you typed.
Add your home's details
Property type, bedrooms, bathrooms, approximate size and age: the closer they match your home, the more useful the estimate.
See your estimate
You get an estimated value, with a low–high range when there are enough similar sales nearby. If there aren't, the tool says so rather than guessing.
Optional: ask an agent to review it
A licensed local agent can check the estimate against your home's condition, upgrades and current buyer demand. Only if you ask.
When to ask an agent instead
Automated estimates work best where there are plenty of similar recent sales. For these homes, a licensed local agent's in-person valuation will usually tell you more:
- Rural properties and homes on large or irregular lots
- Waterfront and cottage properties
- Unique or custom homes with few comparable sales
- New builds with no resale history nearby
- Homes recently renovated or extended
- Condo units, where floor, view, exposure and parking or locker change the value

Know the difference
Estimate, agent evaluation or appraisal?
Three different things, often mixed up. Here is what each one is for.
| Instant estimate | Agent evaluation (CMA) | Appraisal | |
|---|---|---|---|
| Who does it | A model, from your address, your details and recent nearby sales | A licensed local agent who hand-picks comparable sales | An accredited appraiser |
| Sees inside? | No: condition, layout and upgrades are invisible to it | Yes, in person or by video | Yes, a formal inspection |
| Best for | A quick, free starting point | Setting a list price if you decide to sell | Lenders, estates and legal matters |
| Cost here | Free | Free, no obligation | Paid to the appraiser |

Questions
Instant valuation FAQs
How the instant valuation works, what it can tell you, and when it makes sense to speak with an agent.
How reliable is an instant home value estimate?
It's an automated estimate built from the details you enter and recent comparable MLS® sales near your address, shown with a low–high range when the data supports one. It isn't an appraisal and can't see your home's condition, upgrades or layout. Where there aren't enough similar sales, the tool says so rather than guessing, and a local agent can review the figure with you.
Does checking my home value affect my credit or commit me to anything?
No. The estimate doesn't involve a credit check. You'll need a free Summitly account to see the number, and we email you the full report. Checking your home's value doesn't commit you to selling or to speaking with an agent.
What information do I need to get an estimate?
Your address, then a few details such as property type, bedrooms, bathrooms, approximate size and age. The closer those details match your home, the more useful the estimate is.
Do I have to sell my home if I use the tool?
No. Many homeowners use it simply to understand their options, even with no plans to move.
What's the difference between an instant valuation and an agent valuation?
An instant valuation is automated: it compares your home's details with recent nearby sales. An agent valuation, or comparative market analysis, is prepared by a licensed local agent who can account for condition, upgrades, layout and current buyer demand, and comes with pricing advice if you decide to sell. Neither is a formal appraisal, which is done by a licensed appraiser, usually for a lender.
Is my MPAC property assessment the same as my home's market value?
No. MPAC assesses Ontario properties for property tax as of a legislated valuation date, so the assessed value often differs from what your home would sell for today. A market-value estimate is based on recent sales instead.
