    Landlord in Ontario

    The Residential Tenancies Act sets the rules for every Ontario tenancy. Here's what you must do — and the brokerage handles to keep you compliant.

    Use the Standard Lease (Form 2229)

    Every Ontario residential tenancy must use the provincial Standard Lease since April 2018. Non-standard clauses are unenforceable in front of the LTB.

    Collect only first + last

    First and last month's rent is the legal maximum upfront. Damage deposits, pet deposits, and key deposits over $20 are illegal in Ontario.

    Follow rent-increase rules

    Increases are capped at the provincial guideline (2.5% for 2026), require an N1 with 90 days' notice, and above-guideline increases need LTB approval.

    Maintain the unit, give notice

    Keep the unit in a good state of repair and provide vital services. Entry requires 24 hours' written notice except in a genuine emergency.

      Skipping tenant screening

      Taking the first applicant without verified income, credit, and LTB history is the #1 cause of arrears and drawn-out LTB disputes.

      Collecting an illegal deposit

      First + last month is the legal maximum. Damage, pet, and key deposits over $20 are illegal in Ontario and recoverable by the tenant at the LTB.

      Using a non-standard lease

      Every Ontario tenancy must use the Standard Lease (Form 2229). Hand-written terms and custom clauses carry no weight in front of the LTB.

      Renting an unregistered second unit

      Basement and secondary units must meet fire code and municipal registration. An illegal unit undermines your ability to enforce the tenancy.

    Is listing my rental really free?+

    Yes — 100% free to list, forever. No subscription, no per-listing fee, no charge to publish. The only money that ever moves is (a) optional boost packages if you want extra visibility and (b) the brokerage commission on a successful lease, which is only charged when a lease actually signs.

    How long does listing take?+

    Most landlords go from sign-up to a submitted listing in under 15 minutes. We review and publish within 24 hours after that.

    What proof of ownership do you accept?+

    Property tax bill, condo ownership letter, or land registry document. If you don't own the property (e.g., you're a property manager acting on behalf of the owner), contact us — we have a separate verification flow.

    Can I list multiple properties?+

    Yes — unlimited free listings. Each unit is verified individually before going live.

    Can tenants contact me directly?+

    No. This is the core of how Summitly works. Tenants express interest through the platform, you review their anonymized profile, and only when you confirm interest does a Summit Realty agent step in to coordinate the introduction. Direct landlord-tenant contact before screening is what makes Kijiji full of scams — we deliberately keep the brokerage in the middle.

    How do you find verified tenants?+

    Tenants pay a $49 annual verification fee before they can express interest in any listing. Verification includes Equifax credit, government ID with liveness check, income at source, employment confirmation, and Ontario LTB history.

    What does the brokerage actually do?+

    Verifies every tenant before they reach your dashboard. Assigns a Coldwell Banker Summit Realty agent once you confirm a match. Schedules the viewing. Drafts and oversees signing of the Ontario Standard Lease. Holds first + last month in the brokerage trust account. Disburses funds to you net of commission.

    How long does the whole process take?+

    Listing live: under 24 hours after submission. Verified-tenant interest: typically within 3-10 days for in-demand markets. Lease signed: 1-4 weeks from first interest, depending on viewing schedules and applicant decisions.

    How much is the leasing commission?+

    Half of one month's rent plus HST. This is the standard Ontario leasing commission for licensed brokerages. It's only charged once, only when a tenant signs a lease, and the amount is disclosed up front in the Service Agreement.

    What if I don't find a tenant?+

    Nothing happens. There's no fee. Your listing can stay active for as long as you want. Optional boosts let you increase visibility if needed.

    What's the difference between free and promoted listings?+

    Free listings appear in standard search and on the city map. Promoted listings get higher placement, a Featured badge, and inclusion in verified-tenant email alerts. Featured is $59/month, Listing Refresh is $29 for 7 days, Bundle is $99/month. Cancel any time.

    Can I also get property management?+

    Yes — once your lease is signed, you can optionally add Summitly Property Management for rent collection, maintenance coordination, or full ongoing management.

    Do I have to live in Ontario?+

    Summitly Rentals is live in Ontario now and expanding across Canada province by province. Each province's funds-handling and lease process is reviewed legally before going live.
