The Summitly Pre-Construction Pipeline is a dataset and API of new residential projects in Canadian cities, from development applications and building permits to launches and sell-outs. Each record lists where every field came from and the licence attribution it needs. It contains no MLS® listing data.

Municipal open data
Development applications and building permits that cities publish under open licences: address, location, storeys, units and stage. Sold with the attribution each licence requires.
Builder websites
The project's marketing name, builder and sales stage, as the builder publishes them. Facts only; no text, images or prices are copied.
Summitly checks
Projects a Summitly advisor has checked against the builder's documents, plus our status history, duplicate merging and map locations.
Municipal licences
Records from a city are sold only once its licence is confirmed for commercial reuse.

What is in the Summitly Pre-Construction Pipeline?
New residential projects in Canadian cities: name, builder, address and map location, segment (low-rise homes, condos, purpose-built rentals, mixed-use), storeys, total units, stage (planning, coming soon, registration, selling, sold out, completed), expected occupancy where known, and the date we first recorded each project. Every record says which source each field came from.
Where does the data come from?
Municipal open data (development applications and building permits), facts builders publish on their own websites, and projects our advisors have checked. Fields from a third-party pre-construction feed are not sold.
Does it include MLS® data?
No. Pre-construction projects are not MLS® listings, and nothing in this product comes from a real estate board feed.
Which cities are covered?
The coverage list on this page is generated from the live dataset each hour. It only counts records we are allowed to sell, so a city can appear on Summitly.ca but not in the dataset.
How often is it updated?
Our pre-construction import jobs run every day. Once a day, after they finish, the change feed records new projects and changes to status, units and storeys.
Do I have to credit anyone?
Yes, where a licence requires it. Every API response and export includes the attribution text for the records in it. Keep it with the data when you publish anything built from it.
How does billing work?
Paid plans renew automatically each month or year until you cancel. You can cancel any time from your dashboard and keep access until the end of the period you paid for. Annual plans get an email 30 days before they renew. No refunds, except where we lose a source your plan relies on, and 30 days' notice before any price change.
Is there a free plan?
Yes. The free plan includes the calculators, monthly totals for one city, the map explorer and one weekly area alert, up to 1,000 calls a month. Sign in to get a key.
Can I buy only condos, or only homes?
Yes. Each paid plan comes as one segment (low-rise homes, condos, purpose-built rentals or mixed-use) or everything, and one segment costs less. Segments are classified from storeys, units, building type and the project description, and our team corrects any that are wrong.
