    Trade-off: If competing offers don't come, you may get less than market value. Decide your lowest acceptable price in advance.

    Make the deal easy to say yes to

    Offer a flexible closing date, have documents ready (survey, permits, utility costs, condo status certificate), and consider a pre-listing inspection so buyers can firm up faster.

    Trade-off: A pre-listing inspection costs money up front and any defects it finds must be disclosed honestly.

    Sell privately to an investor or home-buying company

    Compare price, deposit, conditions and closing date, not just the headline number.

  5. 5. Conditions come off

    If the offer has conditions (financing, inspection), the buyer has the days set in the agreement to remove them.
