Quick answer
Property tax in Ontario is your property's assessed value (set by MPAC) multiplied by your municipality's tax rate, which each city sets annually to fund local services. Because rates differ by municipality, two similarly priced homes in different cities can have very different tax bills. A property tax calculator multiplies the assessment by the local rate to estimate your annual tax.
Illustrative — rates vary widely by municipality and change yearly. Verify the current rate with your city.
The Municipal Property Assessment Corporation (MPAC) assesses property values; your municipality then applies its tax rate to that assessed value.
Each municipality sets its own tax rate based on its budget and total assessment base, so the same home value can produce a different tax bill in a different city.
Sometimes — many lenders let you include property tax in your mortgage payment and remit it for you, or you can pay the municipality directly.
