Ontario rental terms, explained.

Rent increase above the annual provincial guideline (2.1% for 2026). Requires LTB approval; allowed for significant increases in municipal taxes, capital expenditures (major repairs or renovations) or security-service costs.

Transferring your lease to another tenant with landlord consent. Different from subletting — assignor releases all rights.

Self-contained unit with no separate bedroom. Bathroom and kitchenette included.

Not allowed in Ontario. A landlord can ask only for a rent deposit (up to one month's rent, used for the last month) and a refundable key deposit. Damage, pet and cleaning deposits are not allowed.

Series of LTB forms landlords use to start eviction. Each has a minimum notice period and grounds. Tenants can dispute at the LTB.

The Ontario Standard Lease, required for most private residential tenancies since April 30, 2018. Extra terms that break the RTA can't be enforced.

What you usually pay at signing: the first month's rent plus a rent deposit of up to one month's rent, which is used for your last month. The landlord owes you interest on the deposit each year.

Someone (parent, employer) who agrees to pay your rent if you can't. Often required for tenants without strong credit or income history.

Changing the locks, cutting off vital services or forcing you out without an LTB order. All illegal under the RTA. You can apply to the LTB, which can order the landlord to pay you and can fine them.

Allowed in Ontario only if it is refundable and no more than what it would cost to replace the keys, fobs or cards. Returned when you give the keys back.

The Ontario tribunal that decides disputes between landlords and tenants. Applications are filed online and its orders are binding.

Colloquial term for assignment. Common in mid-lease moves (job relocations, etc.).

What every fixed-term lease becomes after the initial term expires. Same rent + terms; either party can end with proper notice.

Landlord must give 90 days written notice for any rent increase. Once per 12 months max.

Ontario's main rental law. Defines tenant + landlord rights, deposit rules, eviction process, rent control. Overrides most lease terms.

Provincial annual cap on rent increases for most rent-controlled units: 2.1% for 2026 (2.5% in 2025 and 2.5% in 2024). Set each year by the Ontario government from Ontario CPI, and never more than 2.5%.

Covers your belongings (the landlord's policy doesn't) and your liability. Many leases ask for it; check yours.

Renting your unit to another person while keeping your name on the lease. Landlord consent required; you remain liable.

Another word for a lease. For most private rentals in Ontario it must be the Standard Lease (Form 2229).
